Design work for both phases began in the fall of 2007, and the construction activity is scheduled to begin in the summer of 2008 with the total project scheduled for completion in the summer of 2012. The design work is being done in accordance with the 2005 Campus Master Plan and is mindful of future phases, which will include renovation and possible expansion of Hailstones Hall and an expansion of the Campus Green.
Because the renovations planned for Alter Hall and University Library are of such a large scope, it would be impractical to renovate them while they are occupied. Consequently, in planning of the Quad we will be constructing the new buildings first to provide the necessary “swing space” required to allow the existing buildings to be taken off line for renovations. This means that both Alter and McDonald will be vacant during the renovation process that will last for the better part of two years. Phase 1A will begin in the summer of 2008 and will last for approximately two years, with the new buildings being complete and ready for occupancy prior to the beginning of the 2010-2011 fall semester.
Phase 1A includes construction of the following buildings:
• New College of Business
• New Learning Commons
• New Central Utility Plant
• 10 acres of site improvements (walks, roads, parking, landscape, plaza, fountain, etc.)
The completion of Phase 1A will trigger a sequence of moves from existing buildings on campus into the new buildings. The completion of the new business school:
• Will allow all faculty and staff in Hailstones to move to the new business school.
• Will allow business school faculty and staff in Schott to move to the new business school.
The completion of the new Learning Commons:
• Will allow IRC staff in Library to move to the Learning Commons.
• Will allow IR staff in Schott to move to the Learning Commons.
• Will allow both the Academic Advising Center and the Student Success and Retention offices on the first floor of Alter to move to the Leaning Commons.
• Will allow Career Service staff in Gallagher to move to the Learning Commons.
• Will allow Learning Assistance staff in Kuhlman to move to the Learning Commons.
• Will allow math lab space in Hinkle to move to the Learning Commons.
• Will allow writing lab space in Alter to move to the Learning Commons.
• Will allow language lab space in Alter to move to the Learning Commons.
• Will allow the Trio program in Gallagher to move to the Learning Commons.
• Will allow International Students Services in Gallagher to move to the Learning Commons.
• Will allow ESL program on Ledgewood Avenue to move to the Learning Commons.
Once these moves have been completed, Phase 1B can begin. Phase 1B includes renovations of the following buildings:
• Schott Hall
• Alter Hall
• University Library
• 1 acre of site improvements
Phase 1B will commence with the relocation of Mission and Identity, Residence Life and Publications, all of which are operating in houses on Ledgewood. All three departments will relocate to the Gallagher Student Center. Gallagher will have space as a result of the departments that moved in to LC as well as the space on the first floor as a result of the bookstore moving to Xavier Square. During this time, minor renovation work will occur in Hailstones and Schott Hall. A small renovation on the first floor of Hailstones will be done to maximize the amount of classroom space in Hailstones prior to Alter Hall being taken off line. Schott Hall will undergo a minor renovation of the areas that are vacated due to the opening of the LC and WCB buildings. At the end of the Schott Hall renovation work, the following departments on the first floor of Alter will move to their permanent home in Schott:
• At some point, the dean of Arts and Sciences will move to Hinkle Hall.
• At some point, the dean of Social Science, Health, and Education will move to Hailstones.
Once the renovations are complete on the first floor of Hailstones, the classroom spaces in Alter will move to Hailstones. This will allow Alter Hall to be taken off line and the renovation work to begin in the first quarter of 2011 and be completed for the fall semester of 2012.
Many, but not all, of the IR functions that are housed in the Library will have moved to the LC. A number of Discovery Services and Content Management staff members, as well as the Library print collections and rare book room will move to the O’Connor Sports Center, which will be vacant at this time due to the new Xavier Health Club that will be operating on Xavier Square. The Discovery Services and Content Management functions will operate from O’Connor until the library renovations are complete for the fall semester of 2012.
Phase 1B will be completed in the summer of 2012. At that time, the departments that were temporarily housed in O’Connor and Hailstones will move to the newly renovated spaces in McDonald and Alter respectively. At the end of these moves, the HAQ will be 100-percent complete.
In order to minimize the impact on parking during the construction process, the following steps have been taken:
• During Phase 1A, the lot at the corner of Dana and Woodburn avenues will be closed to accommodate the construction of the new central utility plant. During that time, 102 spaces will be taken off line.
• To replace those parking spaces lost during Phase 1A, a new lot at 3614 Woodburn Ave. has been acquired from Dynamic Industries. Previously this lot was only available for Cintas Center events, but it will now be available on a daily basis. The lot is just south of the Ezell’s Auto Parts and contains 150 parking spaces.
• At the end of Phase 1A, a new lot that contains 173 spaces behind the new business school will become available.
• In summary, today there are 102 spaces at the corner of Dana and Woodburn. At the completion of Phase 1A, there will be a total of 365 spaces within the limits of the site for a net add of 263 spaces. The breakdown of those spaces is as follows:
• 173 new spaces will be added on the east side of the new business school.
• 25 spaces will return to the Dana and Woodburn lot.
• 17 spaces will be added to the parking lot in front of Schott Hall.
• 150 spaces will be added at 3614 Woodburn Ave.
